  • How do I Order an EPC?

  • Who Needs an EPC?
    It is now the law that owners or landlords of domestic properties that are to be sold or rented have an obligation to provide a new buyer or tenant with a domestic Energy Performance Certificate (EPC).
  • What is the A - G Rating Scale?
    The EPC certificate will grade the energy efficiency levels of the property with a rating from A-G; A being the most efficient, and G being the least. Naturally, the higher the rating, the more energy-efficient the building is. Currently, the average rating for a home in the UK is D - E.
  • How long is the EPC valid for?
    The EPC is valid for 10 years. If you make any improvements or upgrades to your house that may effect the Energy rating of your dwelling, it is recommended that you have a new updated EPC carried out.
  • Can my Property fail an EPC?
    If you are looking to sell a property there are no minimum requirements, you simply need to have a valid energy performance certificate, a property can not fail an assessment. Rentals - Minimum standards have been introduced in England, a property must have an E or above rating before it can be rented. Northern Ireland have not yet introduced these requirements, however it would be good practise to implement these now as they will evidently be introduced in the future.
  • What is the average EPC rating in the UK?
    The average EPC rating is currently a D, which means that on average, properties scored between 55 and 68 points on the assessment.
  • Do I have to carry out the recommended improvements contained in the Energy Assessment?
    The answer is no, there is no legal requirement to carry out any recommendations. However, if you are selling your property and it has a low rating be advised that some mortgage lenders may reluctant to lend on the property.
  • How long does an EPC assessment take to carry out?
    An assessment can vary in the time it takes due to the property size. On average an EPC can take between 30mins to 1 hour and 30 mins. The assessment includes an inspection of the property and data recording to include photographing certain elements that are necessary to enable the assessor to produce your report/Certificate.
  • Does an EPC rating effect my properties value?
    Properties with higher EPC ratings are generally more attractive to prospective buyers or tenants, as they imply lower energy bills and a reduced carbon footprint. Having a higher rating may in turn result in achieving a higher asking price and a higher rental yield than less energy efficient properties.
