Your EPC Assessment
What is an EPC and why do I need one?
An Energy Performance Certificate (EPC) provides an energy efficiency rating in relation to a property's running costs and is a legal requirement when a property is being sold or rented. Failure to provide a valid EPC can result in a fine.

A Domestic EPC shows the energy efficiency of a property by an alphabetical rating system, starting with band ‘A’ which indicates the most energy efficient property, dropping to a rating of band ‘G’ for the least energy efficient property.
The EPC certificate, which is valid for a period of 10 years, will give both the homeowner and any potential buyers an indication of the energy efficiency of the property, and will also give guidelines on how to improve the energy efficiency of the building.

What happens on the day of the survey?
To conduct the EPC the assessor must attend the property in question.
The assessment cannot be done remotely
If children will be present during the assessment, please ensure they are supervised by a responsible adult at all times.

Please ensure any pets are safely restrained.
The survey will be non-invasive but during the visit the assessor will need access to all rooms and areas throughout your home including the loft space, boiler area and also your utility meters. The interior and exterior of your property will be inspected in including the walls, roof, construction of the property, levels of insulation between walls and lofts, windows, low energy lighting, hot water system and any garages or extensions, if present.
If you have certificates for relevant improvements carried out on your property including cavity wall certification, solar schematics and any guarantee or warranties, please make these available on the day of survey.

During the surveyor the assessor will take photographs of the required elements as well as site notes and a floorplan detailing the size and layout of the property.. These are essential in assisting the assessor in creating the Energy Assessment.

The survey can take up to 60 minutes but may take longer depending on the size, complexity and layout of the property.

Receiving your Certificate
After the property inspection has been carried out, your EPC will be created and submitted to the Government Central Energy Performance Register.​​

An email will be sent to the email provided this will include a link to your EPC on the Government Central Register. I can also arrange to have the link emailed to your Estate agent or Solicitor.
If a hard copy of the Certificate is required please let me know and this can be arranged*
